A villa is not an apartment with a garden. It books earlier, earns more per night, and is judged against a five-star hotel by the guests who can afford it. The pool and the grounds set the review
Most complaints about villas are not about the villa. They are about a cloudy pool, a garden that dried out in August, or outdoor furniture that was not wiped down before arrival. These are the first things a guest photographs and the first things a review mentions.
Our changeover routine covers the outdoor areas as part of the property, not as an extra: pool condition, terraces, loungers and shading are checked between stays, and gardens and pools have their own care schedule with the crews we work with in each region.
Priced like a villa, not like a room
Villas in Crete live or die on twenty summer weeks. A single season rate leaves money on the table in July and empty weeks in June and September. We price each villa dynamically against demand, events and the competing villas in its area — and we adjust minimum stays so a seven-night August booking is never blocked by a stray two-night reservation.
The villa is listed on Booking.com, Airbnb, Expedia, Kayak, TUI, Trivago and Strama, with one synchronised calendar, so it earns from every market without ever being double-booked.
Guests looked after, asset protected
Guest reception, an info book for the house, and 24/7 phone support keep guests out of your evenings. A damage deposit is taken on arrival and returned only when the property is checked; anything beyond normal wear is covered from it.
You see every booking, every arrival and your net income in your own login, and the income is paid into your own bank account. The villa's name is never published on this site — discretion is part of managing a valuable property.
