What full management covers
You can take the whole package or only the online part. The difference is whether we also handle the physical turnaround between guests.
Listing and promotion
Your property is published and kept optimised across the major booking platforms, so it is visible wherever guests are searching rather than on one channel only.
Professional photography
We photograph the property and write the full description of the spaces, amenities and facilities. On booking platforms the first photograph decides whether anyone reads further.
Pricing
Rates are set and adjusted through specialised software against demand, seasonality and competing properties nearby, so occupancy rises without the average nightly income falling.
Guest reception
Check-in and check-out at agreed times in person, or key collection through a key locker with a code sent an hour before arrival. Guests get an info book covering the property and the area.
Cleaning and linen
Cleaning and a change of bed linen by a specialised team between stays, with everyday consumables restocked.
Outdoor areas and pool
Care of the garden, terraces and pool, so the property looks in the photographs the way it looks on arrival.
24/7 guest support
Round-the-clock phone support for your guests, which is what stops a minor problem at midnight becoming a one-star review.

How you get paid and what you can see
Your income is paid into the bank account you nominate, as soon as a booking completes and the platform releases the funds.
When a booking is confirmed you are notified by email or on your phone with the arrival date and your net income from that booking.
You have a login to our platform where you can see the full booking picture for any period you choose, from your phone.
If a guest causes damage beyond normal wear, it is covered by the deposit taken on arrival, which is returned when nothing is damaged.
Where we work
We manage properties across four regions of Crete. If your property sits well outside these, say so when you contact us and we will tell you honestly whether we can serve it properly.
If you do not live in Crete
Most of the owners who contact us are not on the island, and often not in Greece. These are the questions they ask first.
Who is physically there
Our team is local to each region, so someone can be at the property. Guest check-in, cleaning between stays, pool and garden care and anything that goes wrong at midnight are handled without you being involved or awake.
How you know what is happening
You are notified by email or on your phone on every confirmed booking, with the arrival date and your net income from it. You also have a login showing the full booking picture for any period, so you are not dependent on asking us.
How the money reaches you
Income is paid into the bank account you nominate, once a booking completes and the platform releases the funds. You do not need to collect from guests or handle cash.
The language barrier
We work in Greek and English. Guests are handled in the language they book in, and you deal with us in whichever of the two you prefer.
Paperwork and tax
Registration and the tax side are easier to arrange before the first guest than to correct afterwards. We work with a tax partner on these questions rather than improvising, and we tell you plainly when something needs your own accountant.
Using it yourself
Tell us at the estimate stage which weeks you want to keep. We block them and factor them into the figure, so what you receive is realistic rather than theoretical.
Whether this is right for you
Full management suits you if
- You do not live near the property, or not year-round
- You want the income without running a small hospitality business
- You have never listed the property and do not know what it should charge
- You are already letting it but the calendar has gaps you cannot explain
- You want the tax side handled properly rather than improvised
It probably does not suit you if
- You want the property free for your own use through most of the summer. Management works on the peak weeks, and blocking them removes most of the income.
- You enjoy hosting and want to keep guest contact yourself. In that case the online-only option costs you less than full management.
- You are looking purely for the lowest commission. Someone will always quote less; what changes your annual income is occupancy and nightly rate, not the percentage.
Common mistakes owners make
These are the ones we see most often when we take over a property that has already been let.
One price for the whole season
A flat rate loses bookings in the quiet weeks and leaves money on the table in the busy ones. Rates need to move with demand.
Phone photographs
The first image decides the click. A property that is genuinely nicer than its competitors will still lose to them if the photographs say otherwise.
One channel only
Listing on a single platform caps how many people ever see the property. Different channels bring different nationalities and different booking windows.
No plan for the turnaround
Same-day check-out and check-in is normal in high season. Without a cleaning team on call, you either refuse the booking or hand over a property that is not ready.
Leaving the paperwork until the income arrives
Registration and tax treatment are easier to arrange before the first guest than to correct afterwards.
Questions owners ask
What does it cost?
Our commission is a percentage of the income and it is agreed in writing before anything starts, together with what is included. The exact figure depends on the property and on whether you take full management or the online-only option. We set it out in the written agreement at step two, so you see it before you commit to anything.
How quickly can my property start earning?
After the free estimate and the signed agreement, we photograph the property, write the listing and publish it. From that point the property is visible on all channels and can take bookings.
Do I lose control of my own property?
No. You see every booking and your net income through your own login, you are notified on every confirmed booking, and the terms of what we can and cannot do are set out in the written agreement.
What happens if a guest damages something?
We inspect the property after every departure. Damage beyond normal wear is covered by the deposit taken on guest arrival, which is returned when nothing is damaged.
Can I still use the property myself?
Yes, but be aware that blocking the peak weeks removes most of the annual income. Tell us at the estimate stage which weeks you want and we will factor them in, so the figure you get is realistic.
